     It took far longer than it should have, but the renovation of the vacant apartment was finally finished. I don't have any pictures because the apartment doesn't look much different from when it was first rented out. Same hardwood floors. Same bathrooms. Same antique white paint. Which begs the question: Why did I pay Handyman Alfonso $1660 in labor to get the job done? Anyway, the apartment is finally ready and it should be easy to get it rented out.

     I always say that if I see a Smalltown area code calling me, I should never pick up the phone and let it go to voicemail. But for some reason, I don't take my own advice and it will cost me dearly. The lead department called me, asking when I was gonna get rid of the lead paint. Had I not picked up the phone, I could have continued to ignore them while they move on to bigger fish. Instead, I picked up the phone and the bitch came to do an inspection with Alfonso, who wants $600 to get rid of all the lead. I swear, I'm never picking up the phone again unless I'm renting out an apartment.

     Jamal's girlfriend's mom, who lives with them, had issues setting up her public assistance, so they had to pay a late fee. Despite the way things have started off, I have a very good feeling about them... especially the mom. She's clean, pleasant, and takes care of the property. Aside from her smoking habit, I think she makes the perfect tenant. Kinda cute too.

     Now I don't know which one of these assholes keep flushing the wrong stuff down the drain, but this was the second time in three months that I've had to call the DPW (Department of Public Works) to take care of the sewer backup. Being that Brenda is a first time tenant and kind of ditzy, I'm willing to bet it was her... but I couldn't directly accuse her without proof. So I sent a notice to both tenants to cut out the bullshit.

     While I'm happy to finally be getting full rents from this place, Tony is starting to get on my nerves. Apparently there's some issue with his ex-wife who is now staying with him for a while, and a situation arose where they ended up putting a hole in their entrance door. What bothers me most is that he basically has himself, his wife, and his two kids living in that one-bedroom apartment. Why I signed him up for a year lease I'll never know. He had just better pay his rent on time, or I'll throw his dumbass out the first chance I get.

     I know the profits weren't much, but getting positive cash flow in two consecutive months from this property makes me feel very good. Birds kept finding their way into my attic, so I paid Al $60 to find the hole in the roof and seal it. Then I had Gonzalez set up the central air conditioning which has been absolutely AWESOME! It feels so good when it's 90 degrees outside and I'm in my nice cool apartment chilling out. I'm waiting for my first National Grid bill in July that will have the added cost of central air usage, but I can't imagine it'd be too high.

     The big news from Property 5 is that Mickey and Alex will be leaving at the end of August. They'll be moving to Florida to be with family. While I like them as people and as tenants, I fucking HATE their dogs. When no one is home, they bark like fucking crazy. It gets so bad that Rich will sometimes leave his apartment to go somewhere else to relax. How sad is that? It's because of them that I no longer allow dogs for ANY REASON into my apartments. It was my fault for not meeting their dogs before they moved in, but I had to go to NYC at the time and decided to take a chance. Ugh! But with them gone, I can finally get the tenants I want who will be nice and quiet. I just hope that whoever I get will pay rent like Mickey and Alex. Seriously, they always paid a WEEK before rent was due.

     So I made almost $5,000 in the combined months of May and June, and that feels good. What made me feel even better was taking over lawn mowing responsibilities. When I came back from my first trip to Brooklyn in May, I noticed that none of the lawns were cut. I was so angry that I decided to buy an electric lawnmower, trimmer, and a second mower battery to do everything myself. I get it done every two weeks, and it takes about 3 hours to do all five properties (I left them with Property X since I hate that neighborhood). I save $160 a month, and with the total cost of the mowing equipment adding up to be around $600, I should make my money back by the end of September. Doing the lawns also gives me a chance to check out my properties to make sure my operation runs smooth.

     For July, the main goal is to get Property 5's vacant apartment cleaned out and painted. Once that's done, I'll have Al come in to do the flooring, install the drop ceiling, and make it rental ready in August. This way I can get all the apartments rented out in September and have 100% occupancy for the first time ever.
