Yes! Another $1,000+ profit month! It feels good to keep meeting that goal. If I can get through May with another $1000 profit, the added rent from Property 4 in June will guarantee that I’ll be hitting at least $1,000 every month for the foreseeable future. Good stuff!
Property X continues its stability, something I never thought I’d see in my lifetime. Property 1 has also been pretty quiet, as the Nepali tenants are still hanging in there. The big issue at both properties is Smalltown’s mouse epidemic. Mice are seemingly everywhere, and any property with an opening in its ground base is getting hit. Handyman Alfonso took care of Property X with some glue traps and peanut butter, but I haven’t figured a solution to Property 1’s issue. Those little bastards make all kind of noise at night and make it hard for me to sleep.
Property 2 is… let’s put it like this: Tyrell was supposed to pay rent one day and we had an appointment. This was his text an hour before our appointment:
“Today’s my birthday having a lil party after work I txt u tomorrow to meet up”
I’m not making this up. He seriously said that he’s having a party so he can’t pay rent. I gotta throw Tyrell the hell out already. It’s just laughable that he’s still my tenant at this point. Unfortunately, I simply can’t afford to throw him out this month, as I’ll have almost no money to take care of any renovations. I’ll have to put up with his bullshit until the end of the month, and then give him a 30-day notice to be out by the end of June. Nicholas is another late-paying douche I’ll have to throw out, but it’s a less serious situation with him. He never lets his rent go into the next month, and his late fees are a big help. Nevertheless, I’d like to push the reset button with Property 2 altogether so I’ll probably give him a 30-day notice at the end of this month or next month for excessive lateness.
Property 3 has been good so far. Thomas and Brie seem to be working out their monetary difficulties, with Tom on unemployment and Brie going on welfare. Welfare will pay $226 of the rent starting next month, leaving them to pay just $329 every month. Brie just called me 15 minutes ago to say she'll be paying late this month. Since it's the last month before welfare kicks in and the $35 late fee will help me out, I see this as good news. I’m hoping Tom can find work soon, though. I’m glad they’re able to make payments now, but I really despise taking welfare money.
The month of May is all about survival. I have to make it through this month with a razor thin budget. How razor thin?
Today, I have to pay Handyman Alfonso $2000 of the $4000 for labor, as he and his workers have quickly finished half the work on Property 4. Geico wants $750 for car insurance, and half my tenants pay after the 6th. I have to buy the kitchen cabinets tomorrow, and I've gotta do this with $104. Hehehe. This should be fun. Survive, my dear Ahkenaten. Just survive.
