It’s a little late, but let’s do this anyway. 2016, right?
Real Estate
Well, the big purchase this year was Property 4, a single family property in a good area in Smalltown. Looking back, I realize that I was kind of desperate. I was outbid time after time on better deals, and I felt like I had to jump at anything that even resembled a good deal. Once I saw Property 4 and that the repairs were manageable, I went for it. I ignored the negatives: shared driveway, small kitchen, dirty aluminum siding, damp basement. I bought the place, fixed it up, and then rented it out in 6 weeks. I was proud of that. I was even prouder that I got, what turned out to be, a great tenant. Latisha is patient, kind, and her stable rent allowed me to finish the repairs that I couldn’t afford thanks to my bad estimates. I… I’m still not ready to call it a mistake. But I have to admit that I had better choices. I shouldn’t have been so eager, and I had better remember that for the next property. When the time comes, I have to remember one of the golden rules of real estate purchase: “There’s always a better deal.”
While I’m not super content about my purchase of Property 4, I am happy that I improved as a property manager. With the help of my trusted Handyman Alfonso, all tenant issues were resolved promptly. I even achieved one of my big handyman goals: all African American. My general contractor Alfonso, my electrician/HVAC guy Floyd, and my new appliance repair guy Dave are all African American and I like it very much. It’s always a good feeling to cut a check to the few minorities that have jobs in this all-white community. While I consider myself a better property manager, I'm not the best repair man. Last year, with the help of Alfonso, I’ve made certain strides to correct that. If I can get better at this, I’ll do my own minor repairs and save money. If I keep going this way, 2017 could be a banner year with maximum profits.
Health
Hehe. What am I supposed to say? It’s obvious that I’m a complete mess. My vertigo is as bad as before. I barely get sleep. Last month I woke up and realized I had shit myself. And now I have a big headache that hasn’t gone away for over 2 weeks now. It feels like my fucking head is constantly about to explode. Look. Look. I'm touching the back of my head right now and it's throbbing. Ugh! My condition means that I can’t do workouts, which sucks because I was doing very well with that pushup challenge. My body was getting stronger and my weight was finally going down after months of over-eating. 2016 was a bad year for my health, no question. But I felt good about how I recovered from my bad eating habits. I almost went down that crappy road all the way to those dreaded late night stops at fast food restaurants. Hopefully I can keep that going
Stocks
One may think that the big event in 2016 was the purchase of Property 4, but that would be wrong. The biggest thing to happen in 2016 was the discovery of my trade patterns in the stock market. I took what I learned from Nathan Micaud, combined it with what I saw in the market, and found a great pattern to use once I have enough money. There is, of course, no guarantee when it comes to making money in the stock market. In fact, Bob Rogers himself referred to it as a “zero-sum game”. But I have my patterns, and I’m much better prepared for the market than I was the first time around. Whether things go right or wrong in 2017, finding those patterns was one hell of a find.
The Competition
Yes, this was the year that Sam beat me in the retirement competition. I’m still haunted by that picture of $200,000. He’s now looking to buy a Maserati. He’s thinking about buying a new house to move out of his attic apartment, and he’s looking in really nice neighborhoods. The vacations, the store… he won. And you know what? That doesn’t bother me. I’m not envious of things like a big house and a flashy car. I would never get something that brings attention to the fact that I have money. What bothers me is… this morning, I woke up and it was 10 degrees and very windy. It was bitter cold and I had to go to work. As I put on my clothes and walked outside, I realized that Sam didn’t have to do that. When it’s cold, he has the freedom to say inside.
He doesn’t need to go outside to make money. He doesn’t have to open the store if he doesn’t want to, since he put all their products online. That, dear blog, gives me envy. As I sit here in my car wearing a 55 cent security uniform to make money, Sam is sleeping in his bed having a nice day. I want that freedom. That freedom is the only reason why I fought to stay alive, so that I could feel what it’s like to have a choice. It happened for Sam in 2016. It’ll happen for me this year. It just has to.
The Jobs
I went from two jobs to one in 2016, quitting one of the worst jobs I ever had. I truly hated the Fedex, but found that I even hated it when things got easy. During the final two months I had to do almost nothing at that job. I let trucks pass without checking them. I watched movies, TV shows, UFC fights… it should have been fun. But I hated being there. Every time I had to pull into that fucking parking lot, I cringed. I hated that place and I couldn’t wait to quit. And I’m starting to feel that way about the bank job now. I mean, the wand has been broken since October. I barely have to go to work anymore. I just get my stuff, go home, and then sleep or look at stocks. And even with a job that doesn’t require me to be present, I still can’t wait to leave. Fuck the Fedex. Fuck the bank job. I want my freedom.
Women
I didn’t do much about women last year. And what I did do was… ugh. For the first time in my entire history, I actually pulled over and seriously considered picking up a street hooker. I think that act says it all, doesn’t it? I gotta get laid soon or I’m gonna lose it.
So that pretty much sums it up. 2016 was a mixed bag, but I generally moved forward. But this year I can't move forward. I gotta leap... like a motherfucker.
