A quick note: In order for me to write this post, I literally took the overtime shift just so I could be in the bank job lobby at a desk where I can sit and write. It also helps that I feel I'm getting paid just to write.


Property X

Anita continues to rake in the cash with her property, and the maintenance has been minimal. The only issue has been the mice coming into the upstairs apartment. My pest control guy went there three times and found holes in the basement. Even though he only charged me for the first treatment (which was in November), I find it annoying that he can't do the job right the first time. I mean, had he done a thorough job of finding all the holes in the basement the first time like he usually does, he wouldn't have had to come back twice more. The tenants also wouldn't have had to be inconvenienced. I've gotta keep my eye on him. 

Property 1

I'd finally had enough of Dharma and her fucking clan. One night I saw the former tenant Naresh coming to visit them. Since he feels responsible for them, Naresh likes to make sure their tenancy is going good. He asked how things were and I told him it was good except for the noise when they bring kids over. The very next fucking day, I come home from work and there were THREE KIDS running around like assholes, with no one stopping them. That was it. I tried talking to them. I'm sure Naresh talked to them. I was done trying to do things the civil way, and decided to do things the asshole way. I had a couple UFC fights saved on my hard drive, so I played them with the volume as high as possible. I was getting a headache so I left with the fights still playing. When I got back, Dharma and her family were gone. That entire weekend was the quietest under their tenancy, and it's been nice and quiet since then. It's sad that I had to resort to be a douche, but they pushed me way too far. As much as I'd like to think this is the end of it, I'm sure there's more idiocy to come. I may end up raising their rent just for the added stress.

Property 2

Edward and Gabby have settled in nicely and I've got a good feeling about them. In Gianna's apartment, I had Handyman Alfonso replace the toilet. He alerted me to the fact that the old toilets use up to 5 gallons of water per flush. You have any idea how much money is saved by switching to the new toilets that use a maximum of 1.28 gallons per flush? Eventually I'd like to replace all the toilets at Property 3 because I know at least two toilets in those old ass apartments that should be changed. I'll be saving a lot of money on those water bills, so the repairs will pay for themselves soon enough. And since I touched on Property 3...

Property 3

The big news for March is that Thomas is gone. He told me he was having trouble coming up with rent after losing his job, but I let him know it wasn't a big deal. All I had to do was file an eviction, then he could take that notice to Public Assistance for emergency rental assistance and they'll pay what he owes. Instead, he chose to give up and move out. Nicholas did the same thing. I mean, it's free money and these idiots would rather take an eviction on their record than get the money and leave on good terms. I'll never understand these animals. With Thomas gone, Alfonso and I went over to take a look at the place:

Living room

Living Room with the giant bed removed. Underneath that bed was tons of compartments filled with 11 years worth of garbage

One piece of good news is that the floor underneath the shaggy carpet was decent enough to finish

This wall has to be taken down and sheetrocked. I truly hate plastered walls.

Alfonso and I had a good laugh about this. Of all the dirty and disgusting areas of the apartment, we expected the shower to be filthy. Instead, it was near spotless.

I remember when I first did my due diligence on Property 3 before buying it, I walked through Thomas' apartment and saw that hellhole. I left and said to myself, "Of all the apartments in this place, I hope to Fuck that I never have to renovate this place anytime soon." I've been lucky for years, but it looks like it's time for some pain. Unlike Property 2, I'm DEFINITELY not spending $4,000 to fix that place up. Once the garbage is removed I'm just gonna paint and poly. The floor underneath that shitty carpet looks okay, so I can make them shiny. Alfonso will be in charge of renting the place out, especially after he told me he could get it rented for at least $600. $600. $500. $20. I honestly don't give too much of a shit right now.

Property 4

Latisha is doing well. Feels good know that she's finally enjoying her tenancy without being bothered with repairs. Whether that's enough to get her to stay once her lease is up in May, I really don't know.


April looks to be a quiet month. 2017 has sucked ass so far with 2 vacancies in 3 months. If things go well, I can get more money from this renovation like I'm doing with Property 2, and it'll be all worth it.
