Pretty much all of my profits went into Property 4 in September. While it sucked that I end the month with a negative number, I’m very happy to report that all major repairs at Property 4 have officially been completed. I also had a chance to pay the yearly tax bill with a monthly payment, but I really didn’t want to go through that crap. Besides, I’d be an idiot to complain about a yearly tax bill that’s under $1,500.
Buying Nicholas’ washer and dryer was a smart move, and . I didn’t want Gianna buy another washer/dryer which would make my water bills go through the roof. Both myself and Handyman Alfonso finished up repairs to Gianna’s apartment, and I’m glad I didn’t have to use my money. That bitch was texting my phone at least once every two days, finding all the little repairs that I didn’t do. And even though she got on my nerves, I was happy to go over there and get some precious handyman experience. The coolest thing I learned was how to cut a piece of wood at a 45 degree angle, which I needed to do for a baseboard. I also learned how to drill holes through screen doors to install a screen door handle. I’m really getting into this handyman shit, and I especially like the feeling of arriving to a property with my bag of tools. I feel prepared to handle almost any minor repair at this point.
Once I finished renovations in Gina’s apartment, I took the remaining porch paint and finally did the back steps of Property 1:
I was still feeling the handyman bug, so I also decided to install an electronic lock on my basement apartment door:
Back in August, I was locked out of my Jeep. I had to call a locksmith who charged me $80 to get it open. He asked if I had a spare key, but it was at home and my house keys were locked inside the car along with the FOB. Sam even offered to hold onto my spare key in case I need it. If I ever get locked out again, I can now go home and punch in my access code to retrieve my spare key. No locksmith and no need to rely on someone else to handle my problem. Technology is good.
Property 3 is just awesome. I know it’s not in a great area or anything, but that place makes good money every single month and I barely have to make repairs. I have to deal with the late rents from Eugene and Tom, but I get paid an extra $70 for it so I’m really not complaining.
Property X had a couple issues in September. That neighborhood kid was jumping on the garage roof again, and the attic windows needed to be boarded. The downstairs tenant also complained that the concrete steps were falling apart, and I didn’t want Handyman Alfonso to fix it. He would have put some kind of bonding mud on the steps that would mess up again in another year or two, and I believe those tenants deserve better. Because of them, I no longer have any issues at that place. Because of them, my mom Anita makes good money off that place, averaging about $750 a month after taxes, insurance, repairs, and Alfonso’s maintenance fee. So I decided to show my appreciation by fixing the steps for good… and in style:
I won’t lie. Those steps look really nice, but I realized that I shouldn’t have went with the brick layout. It looks too nice for the house, and DEFINITELY too nice for the neighborhood. Overall, however, I’m glad it got done.
October should be a very good month. It’ll be the first month in which Property 4 has all major repairs done. I still have to Drylock the damp basement, but I'm leaving that for post-winter. That will be around the time that I start installing electronic locks in the properties. Latisha's tenancy has been filled with nothing but major repairs, and I think she deserves a break. Even with September’s negative income, I’m still on track for a very good year. Especially if these last three months go as well as I think they will.
